What is an ‘Option Agreement’?
An ‘option agreement’ is a way for landowners to achieve the increase in land values that is achieved through development without risking the substantial cost of obtaining the relevant planning permissions.
To simplify it’s a legal agreement between both parties that gives us here at EGM Homes a period of time to go away and get all the relevant planning permissions. Once planning has been obtained the pre agreed price is paid and only then is the ownership of the land passed over.
Here at EGM Homes we want to make the process as simple as possible, all we require is your solicitors details to forward on our ‘option agreement’ (we can recommend a solicitor if you wish).
By separate negotiation EGM Homes can pay for the following items;
- Both parties legal fees
- All Architect fees
- All council fees
- All planning fees
- To supply and erect new boundary fence
- Put right any remedial works
